So Pacethis, I feel that since you are not including electric, phone or cable, then a more reasonable price would maybe be around 1500....

Phone? I never heard of a rental that included phone.

Plus including electricity can be the sign of an illegal apartment, depending on the municipality the apartment is located in.

All this advice and it's just about the money.

What kind of background check will you be doing?
Are you checking credit references?
What kind of deposit?
Will you be using an inspection checklist?
What terms will be in the rental agreement?

You are asking them to pay for gas (or is is electric stove) electric, cable and phone....that will easily bring the cost over 2000..... I would include gas and electric into the price seeing that there isnt a dual zone in the house to monitor

If you are asking them to pay for some of the utilities, then i think 1400 or 1500 is more reasonable....

My cousin lives in a nice 3 bedroom apt with a roomate in Northport and only pays 1700...
The house is a mother daughter not a 2 family tho its setup as a 2 family without dual zones
Knowing what I am offering Gas electric AC 2 bedroom .. how much do you think?

and to answer the other question .. this would be my 1st time as a renter and I have never rented before so I and so green!

Which makes it an illegal rental
Mother daughter set-ups are for family members only, which is why single zone heating, single meters, etc. are perfectly acceptable.

try thelpa.com (Landlord Protection Agency) for additional info..Also, make sure you look at Craigslist ads in your area to see what other units are charging for rent.
