Patchogue village isn't sketchy at all? come on this one is just plain false. The only thing Patchogue has going for it is that it has a ton of bars for teens to hangout in and make fools out of themselves daily. If anything this is going to turn potential buyers away. Soon the whole town will be rented by teens and 20 somethings. Is this really what Brookhaven and everyone on here seems to want?

At that time it was unimpressive and still rather shady with the thrift shop, derelict theater (since torn down), empty store fronts and run down buildings. Has the village started to hold landlords accountable for maintaining the exteriors? Once making the turn onto South Country Rd, the area seemed to shape up nicely.
Hopefully that change will manifest itself in the schools, too. Everything helps

I think our CD resident cartographer Mr. Greenspan can verify this, but I think the Patchogue Village border is Route 112. If you went east of that on 27A, you were technically never in the village at all.

We'll wait for WG but in the interim I've found this map of PV boundaries which indicates 1 block east of 112 is considered PV:

I understand your frustration - But to clear things up I am also in that age group - yes it is geared towards that age group most of my friends frequent the bars daily. I never said there were not any nice areas/businesses in patchogue, but it still has a long way to go. As OHB mentioned - even if the village itself is looking up, there is still all of East Patchogue that is pretty awful.
As far as perception, I would liken it to 'the other side of the tracks' if there were tracks to divide the two.
Looks like they took the extention of Bay Ave. and ran up until it intersected Lakewood. It's good to know Mayor Pontieri has control/influence over the storefronts on 112 South of Lakewood!

Knowing that the intersection of 112 & 27A falls under the aegis of PV will certainly help clean up that portion. There was certainly some thought placed into locating the eastern boundary.
I just Google Earthed the intersection and worked the little figure eastward. One can see the area deteriorate the further east one gets from Bay. West of Bay looks like it has been cleaned up.
Yeah it used to be anything east of 112 was East Patchogue.
I am no hater on Patchogue - I too wish it could look like Sayville one day. Just think its wayy to far gone.
Let it be it's own cool downtown. Sayville is nice, but why emulate it? Patchogue has it's own vibe, pubs and restaurants and is appealing to a younger, vibrant crowd. You don't want a bunch of us old geezers hanging out down there, do ya sonny boy? LOL
