A proposal to build a mixed-use complex on 136 acres at the intersection of Sunrise and Veterans Memorial highways in Holbrook is back on the agenda after lying dormant for more than three years.
The Islip Town board Tuesday is expected to vote to accept a draft environmental impact statement and set March 22 as a public hearing for Serota Properties' Islip Pines proposal, which requires a zoning change.
The development -- the subject of staunch community opposition in the past -- would include 250 "moderately priced," one- and two-bedroom condominium on the property's western flank, about 450,000 square feet of retail space, up to 1.3 million square feet of commercial-industrial space, and four acres of open space for recreational use by the public...
Taxpayers of which school district would be even more beleaguered if this were to be built?
Sachem.
Believe me, the homeowners in the neighboring communities are not happy about this and have been fighting this for 3 years. That includes Parkland (the closest neighborhood), Autumn Ridge, New England Village (they share the sewer system that this development wants to use with Parkland) and Birchwood Estates.
Last report had them offering to build a new elementary school to entice the school districts approval, but that is going on deaf ears since we dont need another elementary school with or without more kids coming in.
Plan on a significant amount of people speaking at the public hearing on March 22 at 7:30 in Town Hall at the Zoning Board meeting

More traffic!
Now it condos and moderately priced. 3 years ago, it was "workforce housing" and that didnt fly. Now they've amended the wording to call it moderately priced condos..... Same problems with traffic and too much buildout. Why do we need another movie theatre when the one on the south side of sunrise just closed? Island 16 is not far away and neither is Regal in Ronkonkoma. Those of us who live around there have all the shopping we need between the existing strip malls and Gateway Plaza.
