House: 2 Family with one bedroom apartment over a two bedroom main section with living, dining area and bathrooms on each floor.

There are two attached 14W x 28L feet garages on the one side, that open to a small room (foyer) with a stair case to the kitchen. The kitchen area is approximately 20W x 25L feet. There is only a roof over it currently, the apartment doesn't stretch to this middle part.

I was thinking of turning the foyer into a staircase and the space i take up in the garage could be used for a closet or possibly a gun safe to be bolted to the cement slab. The staircase would lead to the master bedroom over the kitchen and one of the garages.

Figure securing, or re-engineering the beams to hold the extra weight. With the addition of a new roof, windows for the room, electric, the staircase, and flooring. The finished room would be approximately 39W x 28L.

How much would a project of this magnitude cost if completed by contractor? Fit and finish will be left to me.

Too much detail about stuff that doesn't matter and not enough detail about the stuff that does.
Guessing: You want to remove the roof of your garage and add a 39x28 room over it?

Sorry for all the detail, figure more the better for the full "view" of the situation.

I'd like to remove the roof over one of the garages and the kitchen and put a room over both (like the title says).

Did I miss any other details that matter?

I was recently quoted $145 a Sq Ft on an extension on my one level ranch house. That number included everything. Materials, labor, foundation, roof, windows, gutters, heat, and electricity.

Have no idea if that is good or not, but that's the number I got.

That was for a new 12 x 16 room.
