North amityville house (Albany, Copiague, Farmingdale: houses, neighborhood, new construction)

We have been looking for our first house and are very confused. We found a home in a new development in north amityville right behind the north amityville community pool. Within the neighborhood it seems very quiet and nice. The house is beautiful. 3300 square feet and just really nicely done. Within the community it seems nice and quiet. The houses have sold for close to asking. The house we want is listed as 549k and ones that have been sold so far have been sold close to that but they are offering the last three at 500k. The taxes are high, at 13500, considering the school district would be Copiague. I probably won't send my kids there and instead opt for private but I know it might affect the resale value.
When you go out of the neighborhood onto new hwy, it seems pretty nice and clean but if you turn the other way on Albany ave it seems pretty run down. The house is hands down the nicest we've seen in that price range but I am worried if we are making a bad decision going into this. Any opinions?

Did you check the taxes with the Town? The listings don't show the taxes and with new construction, builders use a "guesstimate".
And yes, the School District will definitely impact resale.
Our price range is 500k and under. The only reason we even ended up looking there was bc those houses were really beautiful. At the time, we had no idea what the area was like. We still aren't really sure, so I thought I'd try to get an idea here. Also, those houses, selling for what they are... Will they even hold value if the area outside the new development is not great?
The house itself may be beautiful, but the area of North Amityville is not.
Put it this way, if you took that exact house, and placed it in a more desirable area, it would prob cost in the $7-800 range...
That should tell you right there the area itself makes it not worth it. Not a good deal by any means, and by the time resale comes around the house won't be new and appealing anymore - add that to the undesirable neighborhood and you would be lucky to break even, if that.
Any other areas you're looking in that we could help guide you towards a better decision in comparison?
Try picking an area you wouldn't automatically want to send your kids to private school in for starters (even if you would want to do that regardless, think about quality of life in the neighborhood, and resale).
my husband and i recently went to see this same exact house. it's gorgeous - huge, built well, etc. BUT we have the EXACT same concern this person has. how is north amityville? We drove around and some parts look run down. it is up and coming or still run down? Someone living near route 110 in Farmingdale said Amityville is actually ok...so not quite sure what to make of it. Btw, we are moving with a 6 month old and looking to settle for a while with our growing family.
