My question is, with prices the way they are, the way they are and a big demand, is there anything like decent for less than 400,000 in NY anymore? Just kind of curious....

That would depend upon what you are looking for in terms of a home, condo, number of bedrooms, baths etc.

Since you've given no details whatsoever regarding the type of property/house you're looking for, let me say that in Nassau and Suffolk County there are currently over 4,500 houses/properties between $250,000 - $400,000 available.

Chances are, the answer is "yes".

Sure there is, if you don't mind Exits 62 - 65. Even then, they're fewer and far between. Despite the stiff prices, much of the market remains stagnant, despite what you're hearing, esp. in Suffolk.

I'm sure a few posters will say nonsense, you can still find lots of properties in places like Melville for $400k. If so, they'll look like DEA raid sites.

The answer is yes, but...depends on where you're looking & what you're looking for. I've been on the market for almost two years trying to find a house in Nassau County & must have looked at over 50 houses where I walked in the front door & walked straight out the back door...I finally decided location was more important to me than having an updated kitchen or bathroom. If anything nice turns up on the market, it sells rather quickly. Blame it on Storm Sandy if you will but this is the reality. The housing market might've got a boom since people wanna move from the south shore & head north. The time to buy is now...

This is a ridiculous statement. There's move-in-able (not brand-new, but not in need of major gut renovations) inventory for under $400K in Oceanside, Seaford, and Massapequa, just to name a few. (I'm not a realtor, but I have friends who have recently bought into those areas at around that price point.) Are you getting into the "highly desirable" places like RVC, Manhasset, Great Neck, PW at that price point? No, of course not. But it's an exaggeration to say that there's NOTHING livable anywhere west of exit 62 at $400K or less.

Yes. My 3br/2 bath house in Merrick was less than $400K (although an updated version of the same house just sold for $420 down the block from me). The only work we've had to do was cosmetic. We bought our house last October.

You can get ranches in good school districts for $400k. You just have to have less sqft and not much updated. But why ask if you're leaving or already left?
