Perfect assessment. Give up the exotic Bklyn lifestyle for some sweet PVC fencing and a Weber grill! Right on. I think Hicksville and Levittown are good choices. Maybe some of the last places you get a home for under $400k that has all the suburban benefits. Not the most diverse but getting there and people care more about the color of your lawn than your skin. Hicksville a little better commute to NYC and lower taxes. More shopping and industrial. Levittown a little more "old school" suburbia with lots of pools, parks and very little industry. In some spots, totally identical. Good luck.
He clearly stated "my budget is only $400K" in the OP. I don't really see how that statement is open to alternative interpretations.
I think I explained how so when I typed this: "This all assumes that the $400K is all he wants to spend to buy a house. Is it possible he has that much to put down on a house? That would be a different set of possibilities altogether." Is that his budget for the down payment or for the full cost? Maybe if you did this sort of thing for a living you would know to ask such follow up questions. I think the only stupid question is the one not asked.

Why not stay in NYC ? I am sick of seeing two family house construction and all the problems attached. Stay where you are, buy a house in NYC, save your money. Moving to long island to save money is not a smart move.

I saw some 2 families in Lynbrook for under $400k. Need work, though, and not much land. (But coming from Brooklyn, even a little patch of grass feels like the country!)
