When I started the renovate, my budget was $25K but now I am at the end. it's around $40K. I can't believe I spent $40K on kitchen and bathroom.

Labor to renovate the kitchen $10K
Labor to renovate the bathroom $5K
cabinet $10K
kitchen appliances $5K
countertop $5K

parts for kitchen and bathroom such as Tiles, new pipe and kitchen & bathroom faucets. $5K

Sounds like a big kitchen if cabinets cost $10k and $5k for countertops. What kind of countertop did you get?

But like they say, updated kitchen and baths are the big re-sale factors. I'm sure it looks great

Sounds like it'll be a nice set up. As mentioned, always put money in kitchens and bathrooms.

Also, open floor plans tend to sell really well now. And in-law suites as well.

Seriously? I spent $15K on kitchen cabinets 10 years ago and that was with a major family discount. I've known people who spent way, WAY more than that.

Can't even remember what the countertops cost but it was more than $5K.

Not a big house or high end kitchen either.

We did an EXTREMELY basic bath reno 15 years ago and it was $7500.

$10k is not a lot on cabinets for a kitchen. Also 5k is a bit high for countertops but not crazy. Kitchen renos add up to big $$.

$30k for a kitchen reno? Depending on size and area of the country, that's on the lower end.
Same for a $10k bathroom.

We just did a kitchen renovation for about $30K in materials, $15K cabinets, $10K appliances, and $4K for quartz counters. OP must have some nice counters.

We just spent $10k total on 2 baths (1 full and 1 full switched to half). Labor was 7.5k and the rest was materials done by a handyman and a couple helpers. Not bad considering real contractors wanted $14k labor alone. Turned out great - we used him before to do our basement. You don't need a real contractor unless it's a major overhaul involving structure.

The only non-HD / Lowes materials were fixtures. Faucetdirect.com gives discounts depending on brand. For a kitchen countertop, we got our granites from HK Marble in Flushing. They have good prices.

I never understand why people take pictures of their bathrooms with the toilet seat up.
