Thank you all for your guidance. This weekend, I am driving with my wife to see some open houses. Your opinion definitely opened our eyes for so many things.
There are actually cesspools in Massapequa? Why when Nassau County has a sewer system and has had it for decades.
I don't think any of Nassau has cesspools. It's all sewers. The only areas I've ever heard of them are in small parts of Manhasset and the North Shore.
Oil and gas depends on the block. More and more people are getting gas so if one of the neighbors has it, you can switch. Just because a house has oil, doesn't mean it's locked into oil forever. You would have to check with nat grid.

National Grid will pay for the first 100 ft; thereafter it's $100+/per additional ft.
Mike, if you're interested in Massapequa, you can find a TON of houses without cesspools and oil heat. Don't take that burden on if you don't have to.
My parent's old neighborhood --gas heat and sewers.
