Please help out this overwhelmed future homeowner😁Our budget is 400k, we are looking for decent schools , taxes under 10k, and decent commute to NYC under 1 hour and a half door to door. Both suffolk and Nassau no preference! Thank you soooo much!!!!

Yes, your budget is probably on the low end for those towns, but there are houses out there that meet the criteria. Also I don't know how strict your budget is, there are houses in the mid-high 300s, but 4-450 there are many more houses in those towns
They're all along the south shore of long island, on the Babylon train line of the LIRR. commute to Penn station ranges from 40-50 minutes, then add subway and driving to the station working out to probably 1:15-1:30
You just have to be realistic in what you're getting for your money. you'll find 3-4 br homes, some may need updating, some will have 1 bathroom, none will be large 4 br 2.5 bath houses
I agree with this. We purchased a house earlier this year after about 9 months of looking, and we had similar criteria. 400k and taxes under 10k is probably going to be hard to find, but you can come close. We found most of the houses that fit our criteria along the southern half of Nassau, and ended up buying in Bellmore.
They're generally not any less expensive and also have monthly HOA charges.
Lynbrook, Valley Stream, Franklin Square, Oceanside have quite a few under $400 and with taxes under 10K. Association fees range from 200-300 per month. He would still be under his budget.
