Above ground all the way. Unless you are really really into pools and willing to invest the time and money to make an inground safe.

Except for the Mt. Misery area, in Suffolk County, NY, where the vortices will lift and toss you right into the pool. They can be quite strong there especially as we get closer to the end of the month.

See what happens sometimes when you dig for a new pool.
Especially in Suffolk county ny.

I second buying waterfront. We just jump into the bay on hot days.

I Googled an aerial view of my old street in Massapequa. Lot sizes were in the 7,000 sq ft range with the houses being set closer to the street to allow for a larger backyard area.

Observations: the people who bought my old house did what my parents did -- above ground round in a fenced off corner of the yard. My nextdoor neighbor had originally had an above grounod round in a corner of the yard; the new owners put in a large above ground oval. Some other new owners opted for built in pools. Their yards consisted of pool and pavers -- no green area, save for some property line privacy hedges.

If I had to put a pool on a tiny Nassau lot, I would opt for what my parents had done. It allowed them green space for us to play, and later on for gardening.

If you aren't buying yet then the concern on what type of pool to install is pointless. I'd ask these questions when you are sure you have found a house you like and want to close on, JMO.

See, this is what irks me. Some properties you can't even put a pool in. These things you have to have set before you buy. This isn't s T-shirt I can just take back to the store.
