What's wrong with this house? It needs some updating, and I guess has a small plot of land. But the taxes are low, and it is on a deadend street - the other houses in the area look nice - it has CAC - Good School District.

Bellecrest area of East Northport. Near Northport Veterans Hospital and Veterans Park - According to the map - it is kinda near the train.

Am I missing something?

Small lot, would take $100,00+ just to update it cosmetically, who knows what it needs on the mechanical and plumbing side, only has 1 1/2 baths etc.

I think that price fits the home, if it isn't over-priced some. If I look at that wallpaper, I have to assume that nothing has been updated: that old people have been living there. So, I'd assume that the plumbing, furnace, roof are all very old. Furnace, is probably 50 years old, 60% efficiency. It probably needs to be Tyveked and resided. Who knows what condition the basement is in. It could have a history of flooding. Not knowing where it is, it may be near a train - who knows.

You have to go to the house and you should get it inspected. If your instincts tell you you are getting too much house, you are probably right. However, they may be pricing aggressively in order to move it - which is wise in this market.

I don't know the northport market but I would think it seems to be priced correctly for the amount of work needed in my market.

It needs everything, new baths and new kitchen, Needs walpaper removed, probably a skim coat them paint. Other systems probably OK, but not any kind of effieciency.

If you're handy and have time, probably a good deal. If you're paying someone to do the kitchn and bathrooms as well as other stuff I would guess 50K and up to make it nice.

I think rocafeller05 is closer with $100K, and even then, with exterior siding, roof it is going to be even more. No one knows for sure what the mechanical systems are like.

Figure if it is old and untouched, there's going to be plumbing and electrical to be brought up to code. I'm betting the electrical panel will need an upgrade. The bathrooms & kitchen are probably going to be complete guts. Who knows if there are issues with leak and rot which aren't visible?

If someone's going in to do all that, they're not likely to cheap out on the cabs, fixtures, tiles, countertops and appliances if they plan on living there.

They could go in and paint the cabinets to brighten the kitchen, just to get by, and start on a room by room project. Tackle a bathroom at a time and then head into the kitchen, once they have the feel for it, they'll know what layout they would prefer.

The wallpaper is definetly wrong!!!! And a new kitchen these days are $30-40 thousand new! Thats low balling it too. But you can take as long as you want to re-do if you like it that much...
