That sounds like a good deal. Under $300 k in Lynbrook. Condos are really great and they are easier to sell. You do not have to mow the lawn or shovel the walkways. Even though they are more desirable , do you really need two bedrooms ? That would be one way to save some money . A one bedroom would , of course, be less money.

Honestly no I dont need 2 bedrooms. Its one of those situations where it would be nice to have just in case. Does that make sense? But I might have to end up going with a 1 bedroom though in which I will still be happy.
Check out MLSLI.com there are a few condos in the Long Beach area in the $200 range but they are studios with efficiency kitchens. But like mentioned above the taxes on most condo's in Nassau are killer.
Are Co-ops that much harder to sell than Condo's? We are currently looking at Co-ops and might be concerned about this. It doesn't really seem that there are really any Condo's on Long Island.

Where in LI are you looking? I have found plenty of condos in LI for the areas I would like to live in but maybe where your looking is different from mine.
Also, don't forget.....about Pets. If you intend on ever getting a pet or have one now...you must go into a pet friendly building. That cut's your choices by more than 50%. I'm a pet friendly Real Estate Agent...believe me I know what I'm talking about. The resale on Pet friendly is also higher than on non-pet friendly.
The only reason people say they are harder to sell is because they have to get the boards approval to buy there. They do a background check, credit check, etc. This is great for a owner b/c it keeps the riff-raffs out!

I think you should definitely checkout the Glen Oaks complex - its really nice and affordable.
BTW co-ops are not as difficult to sell as you think as long as its in a nice complex. Also, taxes, heat, etc.. are all included in the maintenace charge. Don't forget, the mortgage interest and a portion of the maintenance is still tax deductibile.
In this part of the country buying a co-op is a better way to go for most. Condos in Eastern Queens and Western Nassau really begin in the over $450,000 range - and that is bottom line.

I was looking in Huntington Village, Garden City, and Great Neck. Seems like everything I have seen are Co-Ops and Townhouses.
