Hicksville is only interested in paving paradise to put up parking lots, lots of parking lots. So worker bees can get to Penn Sta. on the LIRR to be able to afford their unique suburban character.

Hicksville is booming and the mall is doing great w/ upgrades everywhere. Ikea is the real anchor anyway, not Macy's. Too many Macys as it is including 11 stores within 20 miles of Hicksville.

Good point I don't think we are seeing the death of retail as some say but we certainly are seeing its consolidation. The days when you'd have 3 malls in one area or 5 sears/macy's etc within just a few miles of each other and that being sustainable and profitable are over.

At this point I would say target is the anchor tenant. It drives that entire mall.
