It seems that part of it may be attributed to the cost of private schools now, so they are deciding if their money is better spent with "foundational" learning and then public High School or vice versa for better entrance chances into college. First point, GC's proximity to Hempstead/Uniondale is a non-issue.

Second, if you cannot afford GC (as you alluded to) then those locales are even less affordable.

Yea I can agree with what you've said here as there are some tiny lots in South Syosset. North Syosset has better lots but like you've said budget may be an issue. To be honest this whole neighborhood is just overpriced LOL.
