We've found few houses in what's called "south setauket" which I did not know existed until recently.
It's in Three Village school district, and checks most of the boxes. I see that crime stats are taken from 11720 which is centerreach and crime/educations stats are little different than east setauket. Do we have any CD members from this area or know anyone there, Setauket that's south of 347 and north of 25, and is it a safe area?

It's fine. Not as nice as north of 347, but it's safe.

Thanks, it seems like same PD, FD and libraries as north side, right? Since it's basically same town, only post office is different? How about any other local government issues, I am not sure if there are different villages.

What are some of the things you would suggest we check before deciding on a house in that area? Maybe road noise is one thing, I don't see any flood area so that should be fine, and no pollutants like plume etc in this area that you know of, right?

We are going way east to find the house we've been looking for, so it's a totally new area for us.

Only issue is location during rush hour. Your trapped between Nichols, and 347.

^^ agree. That area is such a slit show!! Not sure if it’s calmed down now but pre Covid that area was a mad house during rush hour and of course around Christmas.

Not really. Still a Moderator cut: language again show. I live north of 347 of nichols, and hate getting out of here during peak rush hour.

Ugh, is there any alternative? Is it getting to and from 347? Do people take Betty Ann or Wireless Road or Mark Tree to bypass the traffic and then 25 back to nicolls or is it just whole nicolls?

I'm checking now 5pm, and storm day, and it's mostly green, is it in the morning mostly?
Maybe people didn't go out today? But 495 is still a mess usual up to glencove

Yes. That’s why you can find them busy or backed up as well.
Not always but I have tried taking the “shortcuts” as well with hit or miss success.
It’s a busy area. Traffic is definitely an issue. Everybody is thinking the same thing...shortcuts, side streets, etc...
