where you end up buying in the end will have little to do with the 25A thing. I do feel it is a vestige of the past as the younger couples and families I speak to have never even discussed it.
The people who talk about it (and talk about it, and talk about it) are those who live north of 25a ... or on the east end, "south of the highway" (27).
Just look around at the posts here; you'll see people who always think the best part of any town simply must be north of its northern-most or south of its southernmost road.
Thanks JrProf and Jen06. I'm feeling much better about buying in Mt. Sinai where ever we find a house that suits us. Thanks for letting me know about the Brookhaven summer camps, too. That will be nice for the kids. Unfortunately, I can't sign them up for anything now, b/c we really have no idea when we will be moving up there. It all depends on when we sell here.
We are really looking forward to meeting our new neighbors, playing at the beach and exploring the area. Well, we will be after my kids get over moving away from all of their wonderful friends Thank you for all of your help.
I just want to clarify: I don't know anything about Mt. Sinai. Mine was a completely general statement about the "north of..." / "south of..." comments easily heard on LI.
Excellent post. Thanks. I know the area, but not that much. We looked at the Pulte homes in Mt. Sinai and thought they were amazing. All families, too. Too far out for us, though, but definitely a great area.

I will be completely honest with you...in this small village such as Port Jefferson, it does NOT matter if you are north or south of 25A in PJ. Everyone knows everyone else b/c the class sizes are so small, so your home, and where it is, is soooo insignificant here. And that is the truth. The people who buy here are foremost looking for the schools, plain and simple. Your resale will be fine in any section of PJ that is in the PJ school district.
Stony Brook and Setauket distinguish between north and south of 25A, although you'd have no problem selling your home ever because Three Village schools are top notch. It's really a matter of taste and budget. You have nice, historic charmers north, as well as some new spot builds (very expensive). We used to live in the "S" section of Stony Brook (south) and that is a desired area for families just starting out and looking for a neighborhood filled with children.
Mt. Sinai has the nice, historic homes, as well as bungalows, north of 25a. South has very nice new homes. Here is my one problem with Mt. Sinai schools, and it is just MY opinion, so please don't everyone attack me (I am not looking to be a trouble maker): the school district is right next to the high tension wires. I'm a little scared of the long term effects of that, but the jury is still out on whether or not those wires fry your brain. That being said, I have heard wonderful things of the district.
Good luck to you with your search.
