I would never pay a realtor in a sellers market. I can stage my home myself. For 1% I can put it up on the MLS myself. There are enough buyers who will contact me directly and we both save money.

There are so many flaky buyers, I think its worth it to have a selling agent even in a sellers market.


Buying agents are completely useless.

I have always found this to be an interesting perspective. Personally, I am a huge believer in both a great realtor and a Real Estate only attorney.

If you want to be at the beck and call of buyers, the calls and emails, dealing with the real buyers vs the looney-lou's, the negotiations and all else that goes with it, - have at it. Personally, there are too many things going on especially now, that I would not even entertain a single second of thought on it.

A good realtor is worth every penny.

A flat percentage is a rip off. It takes just as much effort to sell a $400k house as an $800k house but their percentage doesn't change.

My house can sell for $800k. You think I'm going to pay someone $40K so that I don't have to deal with "looney lou's" and "negotiations" ? No way. I'll do the work and put that money towards a Mercedes..

Most of these shysters just get the listing, take a few pictures and throw it on the MLS for another agent with a client to buy. I can do that myself and save at least 3-4%.

Good luck and FWIW, depending upon many variables that statement may or may not be correct. I will add that I am not a realtor.

I'm sorry if you've had a bad experience or more with buyer's agents. Agents in general are meant to be there for YOU, the client, and have every one of your best interests in mind. We are here to advise you and present you with options you probably didn't know you had and to help you achieve your real estate goals. No two agents are the same. None of us are created equal. I work as hard as I do for my wife and kids. And that means doing doing right by my clients, making sure they are satisfied with the outcome no matter which side I am on, buying or listing. I think your last statement is skewed but I'm sure you have a reason for feeling that way. I hope another agent can change that one day.

To each their own. But if you think a handful of buyers are going to walk off the street and hand you $800K (+ if you have an agent ) FSBO without representation you might want to consider a lower-end depreciating "asset". In any case, A LOT can go wrong here. No two transactions are the same so thinking it's cut and dry with every property is a gross miscalculation. There are so many moving parts to a real estate transaction that buyers and sellers just don't see. And most of the time it's never explained to them beforehand. So, it's easy to see how one would look at an engine from the outside and think 'not much is going on here. I'll just do this myself'.

I was just on a live-stream meeting last week where an agent had tried to list a neighbors condo. The neighbor decided to list it themselves and it sold as expected. Two weeks later the agent listed an almost identical condo on the same property, received multiple offers, for $100K more. A good Realtor is worth every penny.

Not sure where you are from, but on LI, it is beyond ridiculous what can and often does creep in that you are simply not qualified to handle. But we will never change a mind because we say so.

Hot tip since you say about $1MM:

In 1989 Mario Cuomo introduced a 'Mansion Tax' to NYS that is still in effect where the buyer pays 1% for purchasing a home between $1.MM - $1.99MM (percentage goes up as the home gets more expensive).

Pricing your home at, or a sale negotiating to $999,999.99 would save the buyer $10K.
