Looking at different areas, i found westhampton and eastward towards hampton bays to have one of the lowest property taxes on long island. a 900k house has taxes of around 6-7k. whys it so low relative to other areas of long island which are typically over 10-20k+ for the same house? Is there a catch?

I am going assume the schools suck. Since the bulk of property taxes are school taxes.

No catch really. Economy of scale. Take a square mile in the West Hampton and count the number of students. Do the same for another area in Suffolk or Nassau and you will find that the number of schooled children is way less. Many of those homes are summer only and the families are sending the kids to private school, so less of a tax burden.

thats way better than NYC where the same 900k house is approaching 10k in taxes, with a lot less land and square footage. of course its like an hour and half from nyc for work, but if wfh seems like a good place to move to if you are moving out of nyc and looking for a home in long island and dont need schools, plus dont pay have to pay nyc resident tax.

Just get a few chickens, maybe a goat & zone your property as agriculture. “Save a bundle on your property taxes”. Some multi million dollar homes paying less than us “middle class” folks.

looks like on the north shore, mattituck all the way east to Orient also have lower taxes , im guessing for the same reason of less students and school taxes

If people with kids keep buying out there expect those taxes to go up. Gotta educate them somewhere.

There are also differences in services. When my sister had a house in the Hamptons she had to bring her own garbage to the dump.
