I took a look at the Wikipedia map for the Jericho hamlet, and the F-Section is included in the boundaries of Jericho. Isn't this a misrepresentation of the Hamlet boundaries?

I was going to recommend taking a peek at Syosset as well. We are also an asian family of 4 (twin 15-month olds right now) looking to get in there some point soon. Let us know how it goes.

saw quite a few of the ranges today at syosset and have not been impressive in terms of space for the money. Can anyone comment about the West Jericho area (in Westbury zipcode)?..Thanks

WJFM should be able to flesh this out, but basically, the West Jericho neighborhood is in the part of the Hamlet of Jericho in the Town of Oyster Bay that has a "Westbury, NY 11590" mailing address; and, it's in the Jericho Union Free School District.

West Jericho is a neighborhood in the Hamlet of Jericho. We get our mail from the Westbury post office, but we are a part of Jericho in that we are part of the Jericho school district, Jericho library district, fire district, park district etc. The borders of this neighborhood are Jericho Tkpe to the north, Brush Hollow Road to the south, Aintree road to the West and Roxbury road to the east. Aintree road is the border with the Village of Westbury.

There are about 170 homes in this neighborhood. The homes are mostly on 60-by-100 lots to 100-by-100 lots. The predominant styles are capes ( mostly extended from their original construction), and splits. There are a few ranch style homes, but most of them have been extended ( as a second floor) as well.

There are currently 4 homes for sale in this neighborhood, all in the range of 500 to 560k. You can locate them by searching for Westbury zip code, and Jericho schools in the mlsli.com website.

The neighborhood is generally insulated from the bad parts of the Westbury postal boundary ( New Cassel, not village of Westbury), by the Wantagh State parkway and the Northern State Parkway.

The civic association recently saw a major revitalization, and is implementing a number of initiatives. Most of the families are pleasant, hard working middle class who maintain their home and look out for each other. While there are many Jewish and Italian families here, most of the new families moving in are Asian ( Indian, Chinese and Korean). There are also a few African-American families. Most of the families have 2 working parents, but many of them make an effort to participate in the civic association and neighborhood events.

Thanks very much for the info. I do want to drive around the hood today to take a look..though prices look very reasonable I am perplexed that 3 out of 4 houses have been on the market for quite long despite the great school district. Thanks again..

That's just the market.
The only thing that is probabally wrong with those homes is the price.

I think it might also have a lot to do with the agents and how they market the home. Having a westbury zip code means the agent will have to do some extra effort to market the home as a Jericho home. Its a unique situation where arguably the state's best school district has homes with a zip code name of one of the poorer performing districts.

Last month, one home in this neighborhood sold within 2 weeks for close to the asking price ( above 500k), so not all homes in the area are stagnant.
