moving to LA. Working south of airport. My wife and I looking to purchase single family home . Any very desirable areas that have at least >30% black presence? Hawthorne city, inglewood, gardenia, don't seem popular. Manhattan, hermosa, redondo were beautiful during my 2 day visit, but looking for a bit more diversity

Not sure exactly what you mean by "comfort level", In fact, I'm not even going to guess...

Having said that, Ladera Heights & Badlwin Hills seem to meet your other criteria.

Ladera Heights, Baldwin Hills, View Park.

Take the 90 Fwy/Slauson exit east off the 405. Go about a half mile and turn left on Shenandoah. Thank me later.

There are parts of Inglewood that are pretty nice also.....

really appreciate everyone's feedback. Much, much appreciated. I found the wiki inputs on the areas mentioned fascinating.

How would you rank the areas of morningside, baldwin hills, ladera heights, view park, parts of westchester? which holds value better (i.e real estate) and overall represents a better investment? I will be visiting LA again in 2 weeks and will ask a realtor for a road show....

West of Encino, can you elaborate on parts of westchester? thanks

RE: The Baldwin Hills area: Windsor Hills/View Park, I highly recommend. Check out the lower part of Harcross Drive where it meets Valley Glen. Huge lots in that area with many of the houses dating back to the 20s and 30s.

The Dons is also a very nice section. This is the area between S. La Brea and Stocker where all the streets start with "Don".

Baldwin Hills and Ladera Heights are predominantly upper middle class and black, so I'd rank them high. And parts of Westchester would be south of Manchester and east of Sepulveda. That part has a strong black presence.
