In terms of the hills, have you thought about Studio City? There are some really amazing properties that are more affordable than the HHills.

Personally, I favor Santa Monica and the Palisades.

I am having a hell of a time finding anything even close to our price range near the coast though. Need a pay raise.

I just drove through Mt. Washington more thoroughly, and that place is officially off the list. Those roads are like driving through a third world country. The bottom perimeter of the hill has no business activity and is ghetto.

Very unfortunate considering how nice some of the homes are.

I second La Crescenta, great schools and upscale area and you should be able to find something in your budget. I would try South Pasadena also, the city has a small town feel, is safe and has excellent schools.

I have lived in both neighborhoods and if I were to ever move back down to Southern California again, these two neighborhoods would be near the top of my list.

There is no need to be upset.

What is Angeleno?

It could matter because I don't want to live in an all Armenian neighborhood or all gay neighborhood.
