I'm close to moving from the west side to Calabasas (south of the 101) where I can purchase more than a 1200sqft teardown for $1.5m. Calabasas checks most of the boxes (quiet, clean, great schools, quick jump to the beach, nice neighborhood). The biggest risk seems to be fires.

I've looked at the fire maps and they aren't very helpful. Everything is red. So, for people who live in or near Calabasas:

1. How much do you pay per year for fire insurance. I'm not sure how the price of fire insurance is determined, but any relevant data around your price would be helpful. In general I'm told "Around $3,000". That's not helpful.

2. What percent does your fire insurance go up each year? Past 5 years would be helpful.

3. How do you assess the risk of fire? It looks like Calabasas has only had two mandatory evacuations in recent memory. Based on climate models, I fear that the fire risk is going to continue to rise.

I see all these houses in Bell Canyon going for low prices before fire season hits and think about what a suboptimal situation those owners are in. I'd like to avoid a similar fate.

Any other thoughts or advice would be very helpful.
