Section 8 is a federal rental assitance program for low-income residents. Basically, it's a voucher they can use to rent apartments in the private housing market (with uncle sam picking up some of the tab).

Thanks Island_OnThe_Land.....I didn't know that....

so, if I want to look for either buying a condo or renting in Sherman Oaks, then I should look south of Ventura blvd? do you know any specific area that is good?

South of Ventura Blvd is the "preffered" address. Check along Dickens street as there are a lot of condo buildings there. That said, it's more expensive South of the Blvd. and there is really NOTHING wrong with something NORTH of the Blvd. Some very nice areas there too. Just don't go too far north b/c then you'll wind up in Van Nuys.

Try meeting with a realtor that knows the area and take a drive to see what's out there.
