Tomocox, I expect your advice here!

A late-20s couple, no kids yet, 1 dog. Must haves- private backyard, open floor plan, nice master bath. Prefer a 2-story with a basement. Price range- low $200s. Has to be in the east end or Oldham County, close to 265/71; could go as far down as Bardstown Rd, but only along the 265 corridor.

Is this feasible?
Why am I having so much trouble finding what we want?
Should we talk to a builder?
Will building be a lot more expensive than buying?
Would we end up losing money building a house and selling it in 5-10 years?
Who are the best builders in the area? I know some of the names (Ball, Monsour, Dominion, Jagoe) but don't know anything about the quality of their work.

Thanks in advance for any advice!

Well, I'm not Mighty Mouse heading to the rescue. You have asked for one of the toughest set of tickets in town.

Yes, you can find the house in your target area.
No, a builder may be necessary, but not yet
No, a well built home is never more expensive in the long run.
Not likely to lose anytime.
If you want a true value home, we'll point you towards more of a custom builder.

Best advice.... call me... too many issues..
