I have an understanding with the landlord and his agent that NO ONE will come into the house to show it while we are not home. We have guns and dogs, which could present a liability issue for us, the owners, and the people they are showing the house to. All three of us agree that it's the smart thing to do.

That is indeed the most odd arrangment I've ever heard of.
I would certainly like to hope that your guns would be locked up and stored somewhere as most Mainers don't tend to leave them lying aound. Are your dogs a dangerous breed? If so, then I could understand why you might need to be there, to protect the innocent bystanders. Yikes!

Maybe they don't want to rent a U-Haul and move out for each showing. A renter has a right to the peaceful enjoyment of the property he pays for. Most leases say that.

Thank you, NMLM. Most people don't realize that there is such a thing as renter's rights. It just isn't practical for us to pack up all our guns and our dogs and the cat and take it all with us every time we leave the house. We are also concerned about the liability issues it could create for us, the owner and a potential buyer. The landlord agrees.

NMLM! A U-Haul? That would be quite an arsenal! LMAO! Good heavens! I would think that a gun locker would suffice.
Also IMO, as far as a renters rights, a tenant pretty much gave up the "right to peaceful enjoyment of the property" when they signed a lease that stated the house was on the mrkt and actively being shown.

I would think that would be a terrible inconvenience for both parties, especially the seller in this situation.
