There was talk of people moving in to Southern MD as it's just cheaper and better, but that was 10 years ago. How is southern MD now?

Is DC more closer to Southern MD than Baltimore is or about the same distance?

Washington DC is about 25 miles from Waldorf. Baltimore is about 55 miles (basing this on going to Waldorf). Makes sense since Baltimore is NORTH of DC.

Houses are still cheaper, taxes are still lower. The schools are still better (Calvert is typically rated 3rd in the State). The entire region has suffered growing pains to an extent due to the reluctance of those in power to recognize the growth as it was taking place early on, that applies to all 3 Counties.


As a result Calvert in particular had to go on a school/infrastructure building binge over the course of a couple decades. Now the school age population is declining and schools and programs are being consolidated.


All three Counties are actively courting over 55 developments for a number of reasons.


Waldorf is currently "hot" (if you will) due mostly to Black Flight out of Prince George's and DC. Enough so that the school system, if not the County, is majority minority now. Earlier waves of in-migration was primarily, but not totally, White Flight.


Charles and Calvert are still oriented towards DC for jobs, both Counties see 60% of their residents leave the County for work in the morning. St. Mary's is oriented more towards NAS PAX for work, although it also sees significant out migration every morning.


All three Counties are still considered "rural". Which means all three have a large number of people who move to them to experience a different lifestyle than to what they're accustomed and then begin complaining that they miss the lifestyle they left. All three Counties have had to pass Right to Farm laws because of the lawsuits filed complaining about farmers. In Calvert those complaints have extended to watermen working the Bay and Patuxent River.


OP, you are listed as being from Anne Arundel. Below Central Avenue there has had some of the same issues, as there have been in southern Prince George's (both were historically considered Southern Maryland despite what some of the deniers, especially those from PG, say).

which is why I want to bring some excitement there!

Would Waldorf be like the "not boring" part of SOMD? I would think so since isn't it the bigger town in SOMD?

what was the in-migration white flight about in SOMD? Where the (Chesapeake) bay billies running away from themselves?

Despite being a life-long resident of this state, I've never been to Southern MD. It's flat, mostly agricultural, lacks must-see attractions (Chesapeake Beach), and even lacks the unique feel of the Eastern Shore which of course has the beaches and even cool towns like Easton, Berlin, Salisbury, and Chestertown. It doesn't feel much different than the SC Lowcountry or NC Inner Banks with its community structure, and after recent pro-agricultural laws, its not going to change anytime soon.

How would you know if you've never been to Southern Maryland? I've never considered it flat and yes, it use to be more agricultural but that has changed over the years. I don't find the area particularly exciting but what people want can be different from one person to the next.
