iFor what it's worth, I have lived on the North Shore for 21 years in Swampscott, Lynn, Newbury and Lynnfield.
GF2020,

I do have other evidence to support my theory about renters effecting education.

How can the same school system in the same town have two elementary schools ranked 9 and 5? Because 5 is in the renters (apartments, multifamilies) neighborhood. Talking about Melrose. The scores are based on student performance.

I live in Lynnfield and my wife is a teacher here in town. I am curious to know where you are buying?

I am not that familiar with the neighborhoods, but I believe it is in the South Lynnfield area. So the kids will be in the Hucklberry Hill school. So how do you like living there?

I am curious what you are referring to in Melrose? The Lincoln school?

Wow, you found my first thread on this forum! Yes, I was referring to Lincoln school vs. Hoover school. By the way Lynnfield didn't work out, and we ended up in Beverly.

Don't think about school reputations, but more about extra-curricular activities. What are middle/high schoolers doing from 2-6pm? Some towns make it easier for after school programs, YMCA's/Boys & Girls Clubs, sports, activities, etc. Others are just schools, and then kids get into trouble the other parts of the day, and I think some towns get influenced by what parents are doing 2-6pm. If both parents work, and there are no good after school activities then yes, perception and results of HS test and school results will suffer. The 8am-2pm teaching at most all schools can be good if you want it to be, but some neighborhoods and environment of nearby parents impacts kids more after school than anything.
