You can sell a house any time of year. So, really there's not a bad time of year to sell. This being said . . . there are certainly better times of year to sell. There just are not anywhere near as many buyers out there in the middle of the winter as there are in the spring or fall for example. If you look at the statistics there are seasonal differences not only in sales volume but also sales price. The two metrics tend to move in the same direction so homes sell for less in the lower volume times of the year.

It's unfortunate when your real estate agent doesn't listen to you. When I hear stories like this it always reminds me of a TV ad that I think Century 21 did a few years back. It was about a couple who kept asking their agent to show them tudor style homes and the agent takes them from ranch to ranch to ranch. I just remember the ad ending with the agent's car going from driveway to driveway and her voice saying "how about this tudor style ranch?"

That's not so unreasonable. If you put your house on the market now, a typical buyer who is financing would probably be looking to close in December. So, January is not that much of a stretch. Also, in this market buyers will do almost anything you want. Sometimes they do crazy things like waive inspection, no mortgage contingency, or live in temporary housing until you are ready to close. Chances are you'll get 5 offers and you just pick the one that appeals most to you. In this market, sellers are in the driver's seat.

Very solid advice. I listed my old house a couple weeks after I signed the P&S on my new house. It sold the first weekend and I set the closing date for 1 month after I closed on my new house. It's a lot easier and less stressful to move over 4 weekends instead of 1.

Parsec, I'm wondering how you did it. Your new lender allowed you to carry 2 mortgages for those 4 weeks?

It's based on income. My lender was going to let me carry those 2 mortgages indefinitely. I stayed well within my means when I bought my house. It's twice as large as my old house, but still not close to McMansion standards. I also had a sufficient down payment saved up that was separate from the money I got back at closing on my 1st house. My advice doesn't apply to most people and was directed towards the OP specifically because it sounds like she is in the same boat as I was.

We decided to try and sell now because its just easier when it's warm... If it does not sell - we'll wait till spring. And I agree that it would be much easier to move if we sell in the spring then if we sell now...

From my experience as I am looking to buy -sell now! Tons of people at an open house I went to yesterday in Stow. There is such an inventory issue across the area I would think you would get offers that were around asking.
