It looks like they were in the foreclosure process but that's a long process with a lot of stays and outs available to the homeowner. The foreclosure notice recorded against the house showed up a month before the sale closed. So, foreclosure was likely the motivation for the sale and based on the price it sold for it was likely a short sale although I did not look at the mortgage that was recorded against the unit.

Regardless of whether or not this was a short sale, the property was marketed for 168 days. If someone thought the property was worth more than that they would have offered it. Really, the conversation is about the erratic value.
