Near the Stop and Shop on the Malden border? Looking at a place over there and it doesn't seem as clean as the other parts of Medford - but once you cross the border to Malden on Fellsway it looks pretty nice.

Is anyone familiar with the area?

That area looks grimey, yes. The people around there are mostly harmless. But many vagrants wander about. Some townies too. Lots of transplants/foreigners. I would rather live there than certain parts of Malden. Malden is just kind of gross. The areas of malden north of Pleasant St, amongst Clifton, Mountain, etc. are pretty nice quiet.

What parts of Malden would you avoid / what makes it "gross" ? I looked at a place right on Pleasant St. Malden. I did get a sort of depressing vibe from the area though it didn't seem unsafe

I have lived in Malden for all of my 26 years of life.. exactly around that area.
It's completely harmless, just may get some traffic on the Fellsway. It's a super convenient area to live in, with the highway right there (I-93)

Also, Pleasant street is Malden square, it may look depressing and may be filled with cheap dollar stores, but it is also harmless... they currently have a project to revamp the whole thing, including knocking down city hall and opening up the dead end part of the square. also a brand new police station and restaurants popping up.

Again, lived here my whole life and no one I know, be it siblings, cousins, friends, etc has ever had anything bad happen to them. Not even so much as a car break in.
Yes not going to lie, we have had shootings here before (BUT I HAVE NEVER HEARD/SEEN ONE) and they were proved to be drug/gang related.

And yes there are a lot of "foreigners" here. Malden is VERY diverse but everyone is okay with it. No one gives anyone a hard time about race and you'll always see mixed race people hanging out. We are very accepting and open to "foreigners"

Malden can be hit or miss. I have always enjoyed Malden center's restaurants and spent a lot of time around Oak Grove or Fellsmere with exboyfriends who lived there. I never felt unsafe and my ex near Fellsmere rarely locks either his car or apartment door, much to my chagrin.

That said, it is definitely has less safe areas. A friend and her husband live in south Malden near Medford Street. There have been several break-ins on her street and just this week, someone through a rock through the back window of her car. She doesn't leave anything in the car and nothing was stolen, but it definitely doesn't inspire confidence when you can't leave your car safely in your driveway.
