I am trying to buy a property in Everett. Would like to get more info from the people who has more living experience in the area. My questions are:

1. Which area are more safe and better for rising a family?
2. Is it safe if I walk on the street at 9 or 10 in the night?
3. If choosing the public transportation to get into the Boston down town area, how long it usually takes?
4. How about public transportation in the city?
5. At east of road 99 and south of road 16, it looks like industry area, what are they?

Any input will be very helpful.

Everett is not your quaint NE town with good schools and prosperous residents. It is home to many recently arrived immigrants, sprinkled with some old blue collar local holdouts. I do not think you will find much "insider" knowledge since it does not attract family interested in good schools, and rarely gets mention on this forum. Crime rate is possibly higher than in average, more expensive towns as well.

With proposed casino Everett can go any direction, but it will probably not become desirable family oriented town. There is some newer construction closer to Wellington Station that draws young professionals lately.

Chelsea and Malden are also very economically depressed neighbors, so it is not ideal location.

I would be very careful since this is type of place where with any RE and economy downturn, you could lose towns of money on your home, as many people did in five years ago. If this is for some reason only place you would consider, then hopefully someone might know something about better areas and help you.

I would consider Medford, Melrose, Wakefield, Reading, before I would buy home in Everett.

When I was little, Somerville, Everett, Revere, Chelsea, Lynn and Malden were all lumped together and similarly dirty and run down. But the priced out Cantabrigian influx saved Somerville. The rest is still pretty crappy.

Today, yes. 10-20 years from now? No one knows what these places will look like.

I haven't been in Everett for ages, so take what I say with a grain of salt. My recollection is that the area by the Whidden hospital was much more residential than the rest of the city. I think you have to be cautious in any city about walking around at 10 at night, but Everett does have higher crime on average than the average city in Mass.
Despite being so close to the city, Everett is not on the subway line. You will have to take a bus to Sullivan Square most likely. Buses can be slow, so it will depend on how close your bus stop is to Sullivan. From most areas, I would say your commute will take 45 minutes. Add additional time if you have to walk to the bus stop and work.

There is Wellington station in Medford that is easily reached by buses running through Everett. However it is not walkable area, and it takes more time to go to Boston because of this extra leg on the trip.

Buses on Main Street and Broadway also go to Sullivan Square, which is a bit more direct into Boston, and the 111 runs from the Woodlawn neighborhood on the Everett/Revere line to Haymarket. There are also buses from Everett to the Chelsea commuter rail station and to Wood Island and Wonderland on the Blue Line.

That's west of Route 99. If by "adult entertainment" you mean strip clubs, no, it's not zoned for that.

The area east of Route 99 is the Lynde neighborhood, and is a mix of residential, commercial, and light industrial south of Beacham Street, with a lot of auto repair shops and a couple scrapyards. It was rezoned about a year and a half ago as part of the Lower Broadway Master Plan to protect the residential area north of Beacham Street and to redevelop the area south of Beacham Street into commercial and retail uses.

The area south of Route 16 and east of 99 is the Commercial Triangle, also the subject of a redevelopment plan.

Most of Beacham Street including the area with the tanks is Everett. And that area is east of 99 NOT west. The sleazy adult entertainment is technically on Chelsea soil but the street in front of it is Everett. Anyhow to answer the OPs question, it is never going to be known as one of the most scenic areas in Massachusetts.
