OK so this house is maybe in a bit of a rough area, but it's still in Roslindale which is a hot market right now. Even if this house were in Hyde Park, 300k is low. It looks really nice to me...but there must be a catch? What am I missing.

It's 900 sq feet on a 2000 sq foot lot?

You're right, it is is pretty small with not a lot of space...but it's still Roslindale.

It's also across the street from the BPS Youth intervention center, which is for students of BPS who have violated code of conduct (i.e., drugs, crime, non-firearm weapons, etc.). Somewhat better than a methadone clinic, but it's no Whole Foods.

Yeah, it's right on Hyde Park Ave. It still may be a good buy. I'd want to go look at it.

I think it's a charming older home & I love the bay window and hardwood floors. I know nothing about the location but it is small at 900 sq ft and the bedrooms are tiny with no head space. I don't think you can even stand up in those bedrooms. Still worth looking at though.

That is a cute little house. It is a shame they took the antique charm out of that bathroom.
The rooms will be small.

What is a tankless wall mounted heating system? Is that another way to say electric baseboard heaters? or do those baseboards have hot water running through them? What heats it oil or gas? A house like that would have had steam radiators.

I think it is worth a look and if you are interested enough drive through the neighborhood at different times of the day to get a feel for your neighbors then put your offer in.

That Navien unit in one of the pictures is a gas-fired boiler. It supplies forced hot water to the baseboard radiators as well as domestic hot water.

I'm not a fan of some of the remodeling but that house appears to be turnkey. I bet it will sell quickly.

Yes it will. OP - I'd call the broker and see if you can get in to see it before the Open House.
