Did you think about Watertown? The schools are fine there.

Definitely Sudbury.

You can get a decent split level/ranch with 4 bedrooms and the town has the vibe you want. Homes will have a mix of updates at that price range.

Bedford has homes pop up in that price range, but they will be in need of updating. You’d be looking at smaller capes and split levels.

I live in Acton close to route 2 and commute to the office park just north of Cat Rock Park. It's possible to get something in your price range (for example, https://www.redfin.com/MA/Acton/4-Je.../home/11364155 or https://www.redfin.com/MA/Acton/1-Ha.../home/11375717). The downside is the commute times will be longer than you want:

Leaving between 6:30-6:45 ~30-35 minutes
Leaving between 6:45-7:15 ~40-45 minutes
Leaving between 7:15-7:45 ~45-55 minutes

I can't speak to later morning departure times or an alternative route like Route 117 or School St / Laws Brook Rd, which I assume may be the best route for some parts of town if you're not close to Route 2 or 2A.

I usually head home in the 6:30-7:30p range and it's ~35 minutes back. I plan on ~45-55 minutes if I leave between 5-6:30.

This ^. I could get to most of the office parks in Waltham to and from Acton between 30 min and 45 min most times, most days.

Look in Wayland in Cochituate Village section, Framingham in Saxonville, Sudbury, Maynard for a laid-back, small town feel with good green spaces in parks and trails for outdoor recreation. If desiring a more rural feel and willing to accept a slightly longer commute, look in Acton and Stow. If willing to forego greenspace for a better commute, look in Waltham or Watertown.
