Actually, Wakefield would be a great fit. Little downtown with a few new restaraunts/bars, a lot of younger families/couples, and a little lake/reservoirs that is always active with runners, bikers, yoga, etc. in season. You have Market Street in Lynnfield, and Burlington for all of the modern conveniences you'd ever need. And a quick train ride into the city, and a shortish drive to the airport.

Melrose and Arlington would be ideal, but there won't be a livable house in those towns <$500k. Medford, at this point, will be a budget issue too.

If you work in Woburn then I would just live there. The next town over could turn into a 30min commute. Every crevice of MA is bumper to bumper during rush hour.

I agree. Wakefield is a perfectly fine town and pretty commutable to downtown should the OP ever need that.

Wakefield and Woburn would be the best bets. For lower costs you have some more options, but you’ll have to go further out from the city. If you want to go a little further West then there is Framingham, a little further North there is Salem, a little further South there are a bunch of options though all are not that desirable. Then going East you have the ocean

Medford, Arlington, and Melrose are all better towns, but for less than $500K you’re going to have a tough time finding anything. Maybe a small place in Medford you can find for under $500K. I’ve been checking out that area a lot lately (it’s also my hometown) and you will see things pop up for under $500K. I’d be highly skeptical of any single family house that pops up in Medford that is too close to the $400K mark. Chances are it is a going to have a lot of issue and the owner could be hiding something. But none that price really ever pop up in Medford these days anyway.

If you want to go more urban and very close to boston Malden is good for the budget and what you want. If you want more suburban Wakefield is good. Wakefield is suburban but has a downtown and parks etc, also somewhat affordable. Woburn is in between urban and suburbs and is close+ not too expensive.
