The person I know who bought in HP was living in a duplex in roslindale. He didn’t want to spend the money on SFH in roslindale and HP was a bit cheaper. I think there’s more and more situations like that happening. The fairmount area and readville are pretty decent neighborhoods. It’s the area near Mattapan/Ross field that has trouble.

But my guess is he would have stayed in Rozzie had he had found a SFH there, which is my point. HP is the kind of neighborhood people just "settle for". Sure Readville and Fairmount Hill are still decent areas, but honestly in that case why not just move outside the city (Dedham/Milton/Quincy, etc.)? They have more to offer with no real increase in commute.

I agree and i'm not sure why he really wants to stay in Boston, there's no reason really.

HP does have some folks who are from there and still live there or have lived there for a while. A good friend of mine has lived there since 2005 right on the Milton line. She and her husband are both city employees but that doesnt matter at this point. Some people believe it or not take pride in where they are from regardless of whether others think it's a nasty place. I see a lot of OFD stickers on people's cars.

And that's probably the majority of people who live there by choice, which I can totally understand. And believe me, I will never fault one for having pride in their neighborhood or city or town regardless of where that might be. Even though the OFD stuff can be a little obnoxious at times (not always), I have far more respect for them than the phony from Concord trying to tell me they are from Boston. On any day of the week.

So i heard another interesting 'I'm moving to MA story and here's why' over the weekend. A kid my son play hockey with is from north carolina. He's good, and he's also 7 or 8. Apparently the teams in NC are not as competitive as up here so the parents want to move to MA. They are putting in an offer on a house up here (I don't know where) but they mentioned that they had just built a new house so they had some reservations. I was thinking, wow MA is lot more expensive than NC and just couldn't imagine moving states for my 8 year old child's sporting career. They both have middle class jobs, husband didnt go to college so it's not like they're moving up here for a 300k job like everyone else.

I happened to find their house in NC and it's gorgeous. Brand new, beautiful, all the bells and whistles. It is listed for 950k which shocked me. I mean up here it would be 2 million easily but I didn't realize a house in NC would even be priced that high. I also noticed they bought it for 550k in 2019. Apparently the market is insane everywhere. I can understand wanting to make a profit off a house increase like that...but just can't imagine spending the proceeds on something up here which will look nothing like what they had.

Seems like people think MA is going to raise their kids for them or something once they get here.

Eastern Mass is significantly more expensive, yes, but in NC, if you're in the Research Triangle Park area, where they have two fine universities and numerous sophisticated employers, there are a good number of well-educated people making good money. Asheville also will have a fair number of people with cash to spare.

I haven't traveled that extensively around Tennessee, but I know that around Nashville, where you have Vanderbilt University and again numerous sophisticated employers, there are some upscale towns that you certainly have multi-million dollar homes in. Now out in the boondocks of TN, it can feel more like a bad movie, but it's not the whole state that is like that.

These folks are in wake forest which I’m guessing is nice but as I mentioned they don’t make a lot of money. They got very lucky in how much their house value increased from 2019 to 2022.
