Here's something that's affordable yet not. Smallish 1 bedroom in Eastie. Not far from Logan. They want 289k. That's still 1900/month with 20% down. Redfin says it's super popular so maybe it will sell quickly.

Being in the basement might not be a bad thing given how close it is to the airport. Maybe it'd reduce the flight noise.
I wouldn't want to live in that neighborhood.

Not imminently, we're casually watching the market. In a perfect world, we'd be able to do a single family in Eastie which we have fallen in love with, but there's no way we can afford it. So we're enjoying what we've got now while looking for the next best thing which is almost certainly further out. The linked unit is less than a 10 minute walk from us. It's a little further from the waterfront area which is rapidly upscaling, but still not a bad spot at all.

Under $300k in the neighborhood is highly unusual so I wouldn't expect a gem for that much. But that place looks like it's a small basement unit with limited natural light, no in-unit laundry, no place for both seating and a TV in the living room, etc. It might make sense for a young, single professional looking to get on the ladder, an airline employee who wants a crash pad they can sublet, or a cash buyer who wants a rental property. It's a popular area and I think it could rent for ~$2,100 or so today. Not worth it if you're putting the minimum down and taking out a mortgage, but potentially income-earning for the right buyer.

Rumor has it that he's considering the Elmwood Historic District in Providence.

I'm not noticing much coming on the market. Beginning of April is usually a time when a lot goes on.

It's a really nice house but $1.975 in Burlington might be a stretch.

Nowadays most new builds in Burlington sell for 1M+
This one is a little high, but I suppose some software engineers want to buy it to host their extended family.

That's getting a bit much. It'd be 10k/month with 20% down and 5%.
