Hello - my wife and I will soon be returning to Memphis after a 10 year absence. Can anyone give us an idea of the monthly electricity and water expenses for a 2-3 bedroom house?

It would also be good to know how much homeowners insurance would be for Midtown - Cooper Young/Central Gardens area.

Finally, we also wanted to know about how much monthly car insurance would run us for two cars.

Thanks for any help!

All of these questions are relative to the size of the house you buy, the safety of the neighborhood, the type of car you have, etc. If you want to know property taxes, you can find those calculators online. For car insurance - just call your insurance company and ask what the new rate would be on your car. Utilities depends on the home you buy.

Thanks Pearlbob.

I was hoping to get estimates based on a 2-3 bedroom house in CY/Central Gardens area. We are currently overseas so don't have a car insurance provider.

You can have a 1400 sq foot 2 bedroom home, or a 6000 sq foot 3 bedroom home in Central Gardens or Cooper Young. The 2 areas are way different. CG is a national historic area with mainly huge, extremely expensive homes. CY is much, much cheaper and has much smaller homes.

Memphis has a ton of crime and horrible drivers that are typically uninsured, so car insurance rates here are high. But again, that depends on your car, your driving record, the type of insurance you want, etc.

Various insurance companies have websites where you can get quotes instantly based upon your driving record and the zip code the car would be located in.
