Sabancuy, need some info...... (place, resort, selling, water)

Can anyone give me info on Sabancuy on the nw coast of the Yucatan? I am looking for a small village with access to the water to fish and kayak from and possibly build a small rod and paddle resort no bigger than 10 rooms and this looked like a nice place. But I might wrong so please any info would greatly be appreciated.

You could get some ideas if you visit a small fishing village called Telchac in that same region.

Further east then I want to be and Sabancuy has a back bay and inlet and the back bay also leds to Isle De Carmin. Just seemed to me to be great for kayaking and fishing in the esturaies.
