My husband and I will be moving to Miami and are looking for a 3BR house with yard and pool for under 450k, and would like to be in a safe area. We would also like to be near the Bay and/or the beach. We think that we have narrowed down our options to Keystone Point (gated community in N Miami near Biscayne Bay/ Surfside) and Palmetto Bay. How would you compare the two on:

1) Safety
2) Convenience to shops and restaurants
3) Traffic
4) Friendly neighbors
5) Value of property
6) Convenience to outdoor activities (swimming, kayaking, etc)

Anything else you think we should know?

Keystone point is an excellent option. If you like outdoor stuff Oleta Park has kayaking, swimming like a mile or two away. Aventura mall is also nearby and restaurants are near Costco. Biscayne blvd isnt traffic all the time unlike Kendall. Near the water and Haulover beach

Thanks for the info! Any other neighborhoods similar to Keystone that we may want to check out? Maybe near surfside?

yeah surfside would be your other option but for gated communities but as for outdoors stuff Keystone is better due to distance. Surfside is good if you want close to restaurants along biscayne and near midtown.

No go in Palmetto Bay. You need a higher budget for that.

Have you looked into Sans Souci? off of NE 125st. and east of Biscayne Blvd./US 1. I used to live in the area and loved the neighborhood.

I would say keystone and waterstone or check out Pinecrest and Redland but you need higher budget

I have been keeping an eye on San Souci, but haven't seen any for sale there in my budget. I'll keep looking there though. Thanks!

Thanks! Where is Waterstone? I searched online but couldn't find it. Near the beach?
