I'd like to know as well why as it become so difficult to find rentals in these areas lately and why did they become so expensive so fast? Is it because of Ultra next month? Is it Airbnb that's driving prices up? Is it that so many people are flocking to these areas, both from Miami and other places?

This is what I see: international graduate students with no interest in buying, on the one hand, and young adults with careers and businesses who have good incomes but can't afford down payments to buy, on the other. Also a lot of divorcees in mid career with no interest in owning during a transition phase.

The new high-end apartment buildings are designed as self-contained villages with all their amenities as the urban lifestyle has come back into vogue: I have even seen one of these types of buildings in a dense neighborhood designed specifically for seniors, 55+ rental community, right across the street from a Publix, shopping, restaurants, perhaps even a movie theater in the coming years.

Others may see it differently.

While AirBnB has had a negative affect on rental prices, overall in the Downtown/Brickell/South Beach area, prices have come down 5%-15% depending on location, size and building . It is much easier to find a nice 2/2 for $2500 than it used to be in those areas. The nice 1/1's are still not as easy but the deals are out there in the $2000 range.

Where are you looking that is so hard? What is your budget?

There are 230 1 bedrooms right now between $1400-$2000/month in Downtown & Brickell & Brickell Key.

There are 300 1-2 bedrooms in South Beach between $1200-$2000/month as well.
