Mobile Bay Real Estate Sales:

Mobile County: 560 homes sold (predicted at 516)
Year over year increase: 15.5% increase (485 last year)
total inventory: 437

New Construction Sales: 59 Sales (inventory of 6 now) 10.6% of total sales



Baldwin County: 849 homes sold (predicted at 755)
Year over year increase: 67.5% (507 last year)
total inventory: 919

New Construction Sales 142 Sales (inventory of 128) 16.7% of total sales


Both counties are doing amazing in the housing market
Once again this is Baldwin County's best April sales in the record


Mobile County had a very impressive month in terms of home constructions. They seem to sell as soon as they hit the market. With 59 sales, that's the best the county has done on records (record starts in January 2008) AND with absolutely no inventory, Imagine how well the county would be doing if they had the inventory of the other major counties. The total housing sales has finally beat April of 2004, only April 2005 beats out this past April (@ 623 homes sold)

So this has peaked my interest. A complete trash clean up and redevelopment in a community in Prichard. Road reconstruction, sidewalks and 400 new 3-4 bedroom homes to built in community once it's all said and done. The city hopes that cares act money will going into funding project.

7 of the 13 most expensive houses bought for April in Alabama came from the Mobile Bay area. 3 came from Mobile and 4 came from Gulf Shores

Saw on the news that, nationally, the sale of new homes is down 5.9% (they didn't say if that was from March, April 2020, or when). It's primarily due to the rapidly rising cost of new homes, which in turn is due to the increased price of all building materials and services (such as insulating).

Yes, Alabama does seem to be bucking the trend, at least from what I can see. I don't know how new home construction is here, but there sure are a lot of apartments going up (apparently ACRE doesn't track those, except on the coast). A recent article said 8,000 units are under construction or approved, in 16 or so complexes under construction, and another 16 complexes approved. Those places use a LOT of building materials, and there is also a lot of commercial construction.

I believe you've mentioned warehouses being constructed in Mobile before. That's true here too. Where's the sudden increase in warehouses coming from? Is it because they're using pre-cast walls and very little lumber?

That’s a lot of units, would love to see that initiative for Mobile.

I think there are multiple reasons for warehouses popping up in the state: General growth in the state, cheaper constructions costs than Tennessee and Georgia, expansion of Port of Mobile allowing for more goods to passes through the state by foreign trade
