So a population gain of roughly 216,000 this year, which is absolutely crazy. Housing starts need to catch up with the increasing population and demand.
If the proportion of who migrates to the GMA stays the same (70%) we're talking of 151,000 settling in Montreal for 2023.
Island of Montreal grew by ~ 102,000 people between July 1, 2022-2023. Historic growth, the city proper got almost 96,000 net gain.
Where are the coming from? That's a huge increase in just one year. My brother and his wife just moved from off-Island back to the city because they were tired of the endless drama with the bridges on the 20 and 40.

All over the world really, but the large increase is a mix of
1. The government of Quebec making up for the lack of immigrants during the two years of covid/strict lockdowns
2. Temporary workers are the largest proportion of the population boom
3. Canada increasing immigration thresholds.
A lot of people are moving back on the island, but in the grand scheme of things, the proportion is small compared to immigration/temp workers totals. We'll officially know the total numbers around May, that's where they will examine Jan 1, 2022 to Jan 1, 2023 growth.
Quebec is about 1.5K away from hitting 9M people, 10+ years ahead of schedule.
Montreal's population growth does not include asylum seekers as well, Quebec had 70,000 come in last year, majority end up in Montreal. So the Island growth is probably around 150,000 for the year... absolutely insane.
