Walkey isn't "dangerous", there's just a higher percentage of blacks living there which I guess for some means danger. There are no real dangerous places in Montreal. If you use common sense and aren't involved with crime, you're safe wherever you are.

I've been living in NDG for 14 years and I just love it. I would think, looking at google maps, anything below (south) the tracks are tough. Between the tracks and Sherbrooke, gets better. Between Sherbrooke and Somerled is just great. House prices varies accordingly. You'll also notice the green color on the satelitte view varies going north - there are lots of mature trees all around. It's very multicultural and lively.

Nuns Island looks more like a suburb with a few area with commerces. You also have to line up with everybody going to the south Shore using the Champlain bridge as there is only one access to the island. But it's a more upper class part of town.

Namur and Jean-Talon/Victoria, you're no longer in NDG but in Côte-des-Neiges...

I'm describing more between Décarie and Cavendish roads - I'm less familiar with the part that is west of Cavendish... (Walkley)
