What lenders do you find most flexible? I already had a pre-approval done with just my income as my spouses credit isn't the best and I was pre-approved for $350 by myself. However, since realistically it is both of our incomes that will be paying it, I would like to see if I could get approved for $400,000 with another lender. TIA

im currently in the underwriting process of a mortgage with everbank, i live in NJ and am mortgaging 400k. i looked at the big banks and the fees and rate were awful compared to everbank. (they are based in FL with reps in NJ)

3.6% 30yr fixed

You can ask your current lender how can you can qualify for $400,000 loan, they'll probably say get an ARM with more money down.

Are your loan officer to run the 400k loan amount thru DU. If they get an "approve/eligible" any Fannie lender without overlays, someone will be able to do it. But, if you are trying to get ratios over 45% with minimum down financing, you need to increase income or lower the payment.
