Obviously this can be a one-stop-shop with EVERYTHING on site! With 48-113 acres what could You possibly not provide???? Just think, lodging, big food, repair (bike/trailer/etc), parts, parking, entertainment venue with stage for concerts(no neighbors), camping, bar or nightclub. Serious potential and I cannot figure out why it would not be the latest and newest destination??? besides, how many dip dots does someone really want???? screw visiting dealers that are cookie cutter and only one brand/type specific. or riding hours for a specific meal place but then not having anything else until the next destination that you ride to.
Look at Destination Daytona.....it has been a flop and that is in a biker mecca (Daytona) with several major events in the area every year.
My guess is your idea will fall apart in the zoning dept.....they won't want that in the middle of the state park!
Realistically posting, the Daytona destination includes the beach and bar attraction. The mountain location actually has fun roads to ride on, not like Daytona where You can only cruise at low speeds or hit some boring flat land inner-state roads. Also, the national forest is just that, a National use piece of public property. It is already zoned i-1 which has minimal limitations. Oh, and the weather is 110% better for riding motorcycles with gear on, in the mountains.
