I am looking for any information that somebody may have regarding this subdivision. HOA fees, location, family oriented or empty nesters? Looking for an area to settle in for myself and husband. We are young retirees. Thank you.
We are permanently moving to Surfside on Dec 10 to retire. We have looked at houses in Kings Grant, but was discouraged as someone told me that they tend to flood over there, so u might need flood insurance, if u can get it.

Thank you, that was the information I was looking for. I just mentioned to my husband we should also look in the area between MB and MI. We have the house on the market and are on our way the moment it sells. Massachusetts had its first Nor'easter before Halloween this year
I have not heard about a flooding problem over in Kings Grant and that is good to know. The homes are all built on slab foundations so it could be that heavy rain and clogged drainage areas causing the problem.
Kings Grant is a well established subdivision and the HOA runs around $40 per month and there is a community pool. In years past the HOA had not seemed to be very pro-active in regards to enforcing HOA rules but they have stepped up more of late and made improvements to the entry to the neighborhood and it seems some of the homeowners are cleaning and fixing up too. There have been several forclosures there in the last year.
The location is west of Hwy 17 and as mentioned should be out of a flood zone although localized flooding can be a problem during periods of heavy rain in this and other areas.
Indigo Creek is a nice neighborhood not far from where Kings Grant is located and HOA fees are $46 per month. The subdivision is located around a golf course and they have lots of activities for homeowners who want to participate.
When I was in college, I lived there one summer with my gay boyfriend and his aunt and her partner. It's well located and close to the Garden City Beaches.
I can't imagine it's any more flood prone than any other areas. If anything I would think it is less flood prone because of its elevation and distance from the ocean.
Can anyone tell me if this subdivision allows motorcycles? We are moving and have found that a lot of hoa's do not allow them. Thanks for any help.
