I was wondering if anyone could provide me with some basic information on Forestbrook, SC (other than demographics and schools, I can get that on almost every website I go to). I am more interested in things like Home Insurance, Wind Insurance, Property Taxes, Electric rates, do taxes include garbage removal, is the fire dept. paid or volunteer, is there a "bad" part of town, etc. Or any other pertinent information you can share that would help me. I would be looking at properties around $270,000. Thanks!

Forestbrook is not really a town but more of an area within Horry County. It is outside the city limits of Myrtle Beach but abuts MB. Because it is west of the Intrcoastal Waterway, insurance tends to be less expensive than home east of the ICW. Our homeowners with a $500 deductible runs about $1300/year which includes wind and hail but named storms (hurricanes) carry a higher deductible.

Because we are outside the city limits, taxes do not include garbage removal although if you buy/build in a development with an HOA, the HOA fees usually include garbage but not always. Garbage usually runs around $28/month if not included in the HOA or you can take your own garbage to the recycling center for free.

Fire dept is generally a paid force but it is supplemented by a volunteers.

Unfortunately, Forestbrook is serviced by Horry Electric and rates are 13 cents/kwh which is much higher than Santee Cooper (9 cents/kwh).

The area around Burcale Road and Clay Pond Road has a fair share of crime but I wouldn't consider it a really bad part of the area...mostly small potato type of stuff. Other than that, it's a very nice area.

In your price range, I would suggest you look in Arrowhead, Arrowhead Grande, Hunters Ridge, Hunters Trail or Triple Crown Court. Most other neighborhoods are in the high 100's to $250k range.

We love Forestbrook because it's close to most anything we want to do and we can avoid the tourist traffic pretty easily in the summer. Stores are convenient and access to Rt31 which runs from LR to Forestbrook is very easy. The beach is 10 minutes away, Market Common is about 10 minutes away and getting to MB or Murrells Inlet is a breeze.

We rented in Arrowhead when we first moved here and absolutely loved the neighborhood. But, when it came time to buy, we couldn't find a floor plan that we liked in the price range we wanted to pay. So, we highly recommend that area but the others I have listed are nice as well. It just depends on what type of neighborhood and house you're looking for.
