Those are wholesalers, its very common in FL. They have no interest in buying, they get you under contract, add to the price and list it for sale on their investor sites and other real estate sites. If they don't get a buyer, they are willing to lose their measly $1000 deposit, but not until after they fight you in court and get you to agree to only take $500.

If you start crossing things out, increasing their deposit, or remove the most important 'Buyer may assign contract', they will walk away. No owner occupant will check the 'buyer may assign contract' option.

I grew up there..Altamonte Springs, Kissimmee, East Orlando/UCF, Millenia Mall, Winter park, etc.

Traffic is atrocious and I-4 construction has no end in sight. Kissimmee is booming with shopping and roads like Osceola Parkway get so backed up. The Disney traffic never ends, even on holidays. It can be backed up from Haines City/Exit 55 all the way to Seaworld pretty much every day, all day long, even at night.
Altamonte Springs traffic is miserable during rush hours. Our extended family moved out Clermont and now that's booming..probably in 5 years that area will be awful to live as East Orlando/UCF area became (the worst in all of Orlando now in my opinion). Best part of living by Clermont is the 429 and 414. Yes its constant toll roads, but traffic is non-existent and you can get around a lot of Orlando when you couldn't do that 7-10 years ago.

Housing is the same as SW FL -Windermere = Naples ; Winter Garden = Bonita Spring; Altamonte Springs = Estero; Kissimmee = Ft Myers

However, lots of great Schools and lots to do for all ages. (Trade Shows, Theme Parks, Fun Events, TopGolf, high end shopping, etc)

I like it much better. We are up in Lake county on a spring fed lake, just outside the craziness of Orlando.

I love it here.

In a lot of ways, it reminds me of Naples 30 years ago, and my commute is far easier than it ever was living in Naples for 32 years.

Great neighborhood, amazing neighbors and an old friend of mine from HS lives 2 miles away (we had no clue he was even here when we bought the house). Everything we need is, literally, 5 minutes away.
