I am a current resident of Lake Providence. Most of what you all said is true as pertains to the physical aspect of the community. We currently have about 300 houses occupied out of 1100 or so to be built when finished. Anyone that moves here should keep in mind that you come here for the community, that is the social aspect of being here. There are activities every day that would have at least something for everybody. Cards, photography, swimming, exercise, dancing, socials, bands, trips, etc... It just goes on and on. I was a resident of Middle Tennessee for 25 years before moving here after living in Fla for 5 years. You just can't beat Middle Tn for low taxes and insurance, lots to do, friendly people and a community (here) that is just about unbeatable. I actually had a farm about 2 miles from my current house and passed up many "regular" houses to come here just for the social aspect. It is truly like being on vacation every day!

We are planning a visit to Lake Providence in early July. My house here is under contract We have visited active adult communities in other states and know it's exactly the kind of community we hope to live in sooner and not later! Previously, we visited communities in Florida, PA, and Delaware. It was quite by accident that we discovered Providence on the web and can't wait to visit.

I have sent for information but it hasn't arrived yet. I am hoping it gets here soon!

We are considering a move to Lake Providence. We have toured the area twice and came away really impressed. My question is the quality of the homes being built. Are they of high quality? H

Do a search for Pulte homes on the web. There are a lot of lawsuits pending against them for poor construction, especially in AZ. We also considered Lake Providence but weren't pleased with the construction when we went to visit there and looked at some of the homes being built. My sister lives in Sun City West, AZ and she just found out she had a 5 inch crack in her living room slab after living there for 10 years. She was getting ants and they pulled up the carpet and found the crack.

Go to www.zillow.com and type in Mt. Juliet. It will show listings of houses for sale in that community. We are considering moving there, as well. We have visited Del Webb communities before and like their houses. You can get a lot of house for the money (even as low as $225,000 for 1700 sq ft) in TN. Factor in the low taxes and it's quite affordable. I think the HOA fees are a bit high at this one considering the one in San Antonio is only $105/mo for the same amenities. That is something to consider in your monthly payment. Location is great for getting to other areas.
I'd definitely visit before you make your final decision in N.C.

I sometimes wonder why folks are still responding to a post that's over three years old. Strange.

The pros as far as we are concerned:

Location. Nashville is a great city, Percy Priest and Old Hickory lakes are nearby, both plenty big for sailing, international airport within seven minutes. No income tax, low property tax.

Community. A built-in social structure with everyone starting out new. Wonderful recreational facilities. That's the biggie for me.

Homes. Adorable floorplans with lots of upgrade options.

Cons.

Homes. Very strict guidelines, few front porches, rules about fences. (I'm thinking like a dog owner)

Lots. Home ARE close together, but more important to me: they've razed the land and there are few trees except what they have planted. From what I have seen, they are aggressive in their landscaping, but time will tell if the houses look like little boxes in a row.

Something else to consider: Dell Webb won't let you buy now and build later. Nor can you, buy, build and rent. They're trying to keep investers out.

All that being said, I think it's a very exciting concept and have ALMOST decided to go for it.

Hope I have been helpful.
did you decide to buy a home here? we are considering buying and want to know about quality of workmanship and follow up on repairs.

To be honest, most of the light comes into the houses from the rear walls, which have plenty of windows. We chose a lot where there would be nothing built behind us (there's a Civil War Memorial at the rear of our property) to alleviate some of the feelings of closeness. Our model has 2 windows in the master bath on one side of the house and 2 windows in each of the 2 bedrooms on the other side of the house. We were pleased with the builder's attention to layout and placement; but everyone's taste and preference is different. If you're really interested, I would recommend a visit to the site. We flew in from England last November and traveled from state to state in our search. Anything can look great on the web--I wanted to be sure before I wrote a check.

Good luck!! I hope this helps.
Are you happy with your decision to move there?

thanks much(am visiting there next week)
